Current status

A new landmark in the heart of North Adelaide will be the catalyst required to assist in the revitalisation of the O’Connell Street precinct.

Project update: 16 December 2020

City of Adelaide is pleased to announce that it has selected Commercial & General to deliver an exciting mix of residential, retail and commercial uses, new public open spaces with connections through the site, all supported by publicly accessible car parking.

Timelines

2018

  • February: City of Adelaide takes ownership of the site
  • May: Community consultation begins
  • June: Guiding Principles created to inform development
  • July: Community consultation on Guiding Principles
  • September: Expression of Interest process commences

2019

  • February: Expressions of Interest submissions evaluated by Council
  • March: Council shortlists developers for Stage 2 – Request for Detailed Proposals
  • April: The Stage 2 – Request for Detailed Proposals commenced
  • November: Council selects a preferred developer to commence commercial negotiations

2020

  • December: Council selects Commercial & General to develop the site and endorses a design concept. At its meeting on the 8 December 2020, Council received and approved the Public Prudential Report which can be viewed here.

2021

  • Commercial & General can now proceed to prepare the development application for the scheme. From there:
    • Construction of the Sales Centre will commence on the site in the first half of 2021, including a complete demonstration apartment
    • A sales launch will occur in Spring 2021
    • Retail and commercial leasing will occur from 2021
    • Construction of the building anticipated to commence in 2022 and be complete in 2025
