ARCHI Incentives Scheme

The ARCHI Incentives Scheme is a dedicated grant program supporting delivery of residential adaptive reuse projects in the City of Adelaide.

Partial funding is available for feasibility studies, professional advice, and the necessary documentation for Development Approval and carrying out construction work for residential adaptive reuse projects in buildings up to four-storeys in height.

For heritage listed properties, adaptive reuse grant funding is available through the City of Adelaide Heritage Incentives Scheme.

Eligibility

The ARCHI Incentives Scheme is open to:

  • Buildings located in the City of Adelaide, up to four-storeys in height
  • Projects converting an existing vacant or underutilised space to a residential use
  • Changing or reinstating a building’s use to residential.

Applications are open until 30 June 2025 with funding agreements valid for a 12-month period.

Funding and support

Part One: Feasibility assessment, professional advice and documentation​

Successful applicants will receive a reimbursement covering a portion of the costs for professional advice to assess a building’s suitability for adaptive reuse and to prepare the necessary documentation for the Development Approval process in residential adaptive reuse projects up to four-storeys in height.

Funding

Receive up to $10,000 towards your project's feasibility assessment, professional advice and documentation​ costs for Development Approval.

Funding is for up to 50 per cent of the total costs and is reimbursed on completion of the works.

Support

Professional advice may include:

  • Assessment and analysis of the building’s condition, layout, materials, and architectural features.
  • Specialist advice including planning, fire safety, structure, services, accessibility, energy performance, acoustics and cost – or other specific elements of the project.
  • Concept and design development including architectural plans, drawings and specifications that document proposed works.

The resulting documents are to be utilised for feasibility assessment, Development Approval, tendering, and implementing residential adaptive reuse works.

Part Two: Residential adaptive reuse works​

Successful applicants will be reimbursed a percentage of costs for building works to deliver residential adaptive reuse projects in buildings up to four-storeys in height.

Funding

Receive up to $25,000 towards the construction costs where a project delivers 1 to 3 dwellings.

Receive up to $50,000 towards construction costs where a project delivers 4-plus dwellings.

Funding is for up to 50 per cent of the total costs and is reimbursed on completion of the works.

Support

Building works may include:

  • Fire safety upgrades
  • Access upgrades
  • Structural upgrades
  • Base building repairs
  • Building additions associated with the residential conversion (comprising less than 20% of the original building floorplate)
  • Decks and/or balconies creating private open space
  • Retrofitting works to improve building performance
  • Building services upgrades
  • Window openings and upgrades
  • Internal partition walls
  • Wet area upgrades
  • Interior finishing
